TL;DR — Exterior Paint Color Decision
The community is considering how to repaint our buildings as part of a long-term project costing $304,706 (about 66% of reserve funds).
The Board previously selected Option 2: Drifting (grey / white / pink). I created an alternative Option 3: Pueblo White (white / red / grey) and will ask the Board to consider either Option 3 or repainting in our current colors.
Why this matters:
Paint color affects heat retention, comfort, energy and water use, landscaping health, and long-term appearance.
Option 3: Pueblo White
Reflects more heat than darker grey tones
Tested up to 20°F cooler than Option 2 on a 102°F day
Can improve indoor comfort and reduce cooling and watering demand
Preserves the character of the community
Uses classic, historically appropriate colors that age well
Repainting in our current colors
Proven to work well for our buildings and climate
Maintains a familiar, consistent look
Matches homeowner expectations
Has known long-term durability and maintenance outcomes
Bottom line:
This is a decades-long decision. The goal is to choose a color scheme that performs well in our desert climate, fits our architecture, and preserves what already feels like home.
